Company Set to Begin Construction on First Project in Growing Industrial Market Along I-85
ATLANTA, Ga. (January 13, 2022) – Rockefeller Group, the U.S. real estate developer, owner and operator, announced today that it has purchased 98 acres in Duncan, SC. The company will develop three industrial warehouses totaling 827,000 square feet. The industrial park, Duncan Logistics Center, is the company’s first project in the growing Greenville/Spartanburg Metro area, an important e-commerce location along I-85. Rockefeller Group is currently nearing completion on a one million-square-foot industrial park in York County, SC, part of the Charlotte, NC industrial market.
Duncan Logistics Center is located off Highway 290 between Greenville and Spartanburg along Interstate 85. The I-85 Corridor, which connects five of the major markets in the Piedmont Atlantic Region including Atlanta, Greenville-Spartanburg, Charlotte, Greensboro, and Raleigh-Durham, has become one of the country’s top industrial markets because of its access to the region’s major cities, ports, and airports.

Development of the project will be in two phases. A 431,000 square foot cross-dock building and a 142,000 square foot rear-load building will be developed simultaneously. Construction on the first two buildings totaling 573,000 square feet will be completed in Q4 2022. Additionally, a build-to-suit pad is available to accommodate a 254,000 square-foot rear-load building.
Building 1, the 431,000 SF Class A cross-dock building, will include 36’ clear ceiling heights, 54’ x 50’ column spacing, and up to 233 parking spaces and 144 trailer spaces. Building 2, the 142,000 SF Class A rear-load building, will include 32’ clear ceiling heights, 52’ x 50’ column spacing, and up to 140 parking spaces and 44 trailer spaces.
“Our development in Charlotte, Stateline 77, has drawn significant interest from prospective tenants who have also spoken to us about Greenville/Spartanburg, about 90 minutes southwest,” said McGee. “With several key manufacturing plants located near our site and the ability to access Inland Port Greer and the Port of Charleston via I-26, we are confident we will find tenants for all three buildings prior to completion.”
