-Lease with growing electronics company increases complex occupancy to 100 percent
IRVINE, CA – June 26, 2019 – Rockefeller Group, a leading real estate developer, owner and operator, announced today that Protempo US Limited, a global consumer electronics distributor and provider of value-added services, has leased 138,851 square feet of distribution space at Tri-City Industrial Complex in San Bernardino, Calif. Protempo leased the remaining 40 percent of the 344,249 square-foot cross-dock distribution facility and is the second tenant in the building. In March, Home Chef signed a lease at Tri-City for 206,398 square feet.
“We are happy to welcome Protempo to Tri-City, joining Home Chef as our newest tenant,” said James V. Camp, Senior Vice President and Regional Development Officer for Rockefeller Group’s West Region. “The market for smaller facilities in the Inland Empire continues to be a trend we are seeing and to be able to lease the remaining 138,851 square feet of the building is a testament to that trend.”
The property is located at 1445 S. Tippecanoe Avenue.

“With immediate access to I-10, Tri-City has attracted two quality tenants in Home Chef and Protempo, as well as investor 4F Capital who bought the adjacent 81,286 square foot building in 2018,” said Marc Berg, Vice President and Regional Director for Rockefeller Group’s West Region. “We are happy with the success of the project and look forward to developing additional industrial projects in the Inland Empire in the near future.”
In May, Rockefeller Group announced that it acquired 8.78 acres of industrial land in Moreno Valley, Calif. and will begin construction on a speculative 203,944 square foot distribution building this summer.
Chuck Belden, Kyle Kehner, Milo Lipson, Tim Pimentel and Ryan Velasquez of Cushman & Wakefield represented Rockefeller Group on the lease. Rocky Moran of Lee & Associates’ Riverside, CA office represented Protempo. HPA Architects designed the project; Millie & Severson constructed the building and Thienes Engineering served as the project’s civil engineer.
