Rockefeller Group is developing Surprise Pointe Commerce Center, a 418,400-square-foot Class A distribution center located on a 25-acre parcel in Surprise, Arizona. Designed for flexibility, the speculative facility can accommodate one to four tenants and features 36-foot clear heights, 84 dock doors, a 185-foot truck yard, 103 truck trailer parking stalls, 466 auto parking spaces, and custom office buildouts. 

Situated within the thriving Southwest Valley industrial submarket, Surprise Pointe Commerce Center benefits from proximity to major transportation corridors, including U.S. 60, Interstate 17, and Loop 101, enabling seamless access to Phoenix, Las Vegas, Tucson, Albuquerque, and Texas. 

The development is well-positioned to meet growing demand driven by Taiwan Semiconductor Manufacturing Company’s (TSMC) $40 billion investment in its Arizona chip manufacturing plant. This significant development, along with the influx of suppliers to the region, has spurred demand for industrial space across Greater Phoenix, solidifying Surprise Pointe Commerce Center’s appeal to industrial tenants.
