About the development
Rockefeller Group is developing 25 Commerce Park, a three-building, 453,550-square-foot industrial park located on a 35.6-acre parcel at E. 152nd Ave. & Washington St. in Thornton, Colorado.
The site was acquired from Confluent Development, a Denver-based real estate investment and development firm that purchased the property in 2022 and secured all entitlements and approvals. Construction began in September 2024, with completion expected in Q1 2025.
25 Commerce Park is designed to meet the demands of modern industrial users, offering the following facilities:
- A 131,250-square-foot distribution center with 28-foot clear heights, 220 parking spaces, 31 dock-high doors, and four drive-in doors.
- A 146,300-square-foot distribution center with 28-foot clear heights, 224 parking spaces, 33 dock-high doors, and four drive-in doors.
- A 176,000-square-foot distribution center with 32-foot clear heights, 231 parking spaces, 41 dock-high doors, and four drive-in doors.

Additionally, each building includes 39 trailer parking stalls, providing ample space and functionality for tenants.
The North Denver industrial submarket continues to experience strong positive net absorption, fueled by population growth in Denver, Boulder, and Fort Collins. Tenants of 25 Commerce Park will benefit from proximity to these key markets, as well as access to a highly skilled workforce. The Denver area is a hub for leading companies in technology, healthcare, bioscience, telecommunications, and aerospace, many of which are among the top users of industrial space in the country.
